Rooftop Maintenance Services

DEBRIS REMOVAL

High Inspectations removes any loose debris found on our clients rooftops from small screws up to disconnected abandoned units. This also includes any leaves, branches, etc. The reason we always remove loose debris is to avoid any of the said loose debris to move around and damage our clients roof membrane, other equipment on the rooftop or God forbid it falls off the rooftop. This debris clearing also ensures that the clients drainage systems don’t get clogged up by loose debris or leaves, which can be expensive repairs and create more issues throughout the neighboring drainage areas. Our debris removal services prevent unnecessary rooftop damage and limits liability of loose debris falling off the rooftop and damaging cars, property assets, and landing on people visiting your properties.

GUTTER, DOWNSPOUT & ROOF DRAIN CLEARING

Our crew upon each property visit will check and clear all drainage systems, including but not limited to gutters, roof drains, downspouts, scuppers, etc. When these different drainage systems get clogged up they can create integrity issues not only for the drainage systems but also for the roof membrane itself. Having High Inspectations clear these on a reoccurring basis extends the life of all our clients roof systems. Without these services rooftop systems can get so clogged up that the rooftops can be damaged or even cave in due to the roof being over weighted by water, debris, etc.

PLANT GROWTH REMOVAL

High Inspectations also removes/kills plant growths from our clients roof systems. So often when rooftops are not maintained well, plants will begin to grow on the rooftop. Furthermore, these roots can create roof leaks if not taken care of in time. High Inspectations will always assess the plants root system before removal and identify if removing the plant will damage the roof or not. If we identify the roots have grown into the roof membrane we then spray down the plant with environmental safe chemical and remove of it next time we service the property when it is for sure dead and safe for the roof membrane to remove.

MAINTAIN DRAIN LINES

High Inspectations is aware that drain lines are a tenant responsibility but so often tenants wont maintain their drain line systems even if they know they are supposed to; which then can lead to rooftop systems to be hindered. What we do is reconnect, repair, extend and clear out clogged drain lines for our clients. The reason for these different drain line services is to avoid pooling water (which promotes water erosion or plant growth opportunities) and to avoid rusting/eroding your roof systems. Within our reports we are able to clearly identify what space and tenant was responsible for any drain line issues so that our client can easily utilize that information for enhanced tenant relations, back billing and increased rooftop system efficiency.

ROOFTOP ENHANCEMENT REPAIRS

High Inspectations also conducts rooftop enhancement repairs. These are repairs that will enhance your roof system to work more efficiently. For example, if the downspouts are missing splash blocks we can install concrete splash blocks to avoid the water coming from downspouts to prematurely erode our clients asphalt. Another example is if a drain line is dumping into a gutter, that water is eroding the gutter quickly and forcing the owner to pre-maturely repair or replace gutters. When our crew identifies that on a clients rooftop they will propose to extend that drain line into the downspout and identify the tenant space so that you can bill back the tenant and route the water to dump directly into the downspout in turn extending the life of the gutters. See Rooftop Enhancement Repairs page for more information…

INFORMATIONAL PHOTOS

High Inspectations rooftop crews are trained to assess the rooftop like a property manager. With that being said anything that our crew identifies as an obvious problem or something we identify as something the property manager should know about we will always take photos and identify what space it was on for our clients convenience. Things such as grease vents leaking on the roof membrane, gutters damaged, obvious roof membrane damage, loose parapet flashing’s, possible obvious liabilities, disconnected abandoned units graffiti on parapet walls and/or any other unnecessary rooftop liabilities.

How We Prevent Rooftop Issues

Work With Us

Take a look at these Before and After photos of some interesting items we have found on rooftops!

What’s on your rooftop?

Before

Plant growth on rooftops can create roof leaks due to the root systems continuing to grow and eventually penetrating the roof membrane. These plants, if not taken care of will continue to grow and create huge issues for a roof system and could negatively impact tenant relations.

After

High Inspectations crews remove all plant growth on rooftops to prevent rooftop leaks before they start. Each time our crew encounter plant growth on rooftops they are trained to assess the plants construction to insure the roots have not penetrated the roof membrane.

Before

Debris on rooftops including leaves, trash, old contractor material, branches, etc if not removed can damage roof membranes, clog roof drainage systems, damage other roof equipment or fall off the roofs.

After

We make sure to remove all loose debris found on our clients rooftops. This prevents the liability of roof damage, roof leaks and roof equipment damage. It also prevents loose debris falling off the rooftop and hitting cars or pedestrians below.

Before

Algae build up occurs very often on commercial rooftops and often in great measures due to a lack of rooftop maintenance. Algae can over-time erode roof membranes, roof seams or roof equipment. This algae also creates a platform for more plants to grow.

After

Our crew remove algae and plant build up on commercial rooftops. High Inspectations is focused on providing high level rooftop services that prevent rooftop integrity issues from occurring.

Informational

High Inspectations rooftop maintenance crews are trained to inspect the roof and roof systems. If we notice something out of the ordinary we will notify the property manager or owner. Photos will be viewable and identify as Informational Photos.

Informational

The photos our crew take are always geotagged and space identified in our software. This always provided ample information to take action on rooftop issues before they become big money repairs, solutions or problems.
